Flat Commercial Roofs
There are three main types of flat roof installation: built-up roofing, single-ply flat roofing, and spray-on roofs. A built-up roof consists of multiple layers or membranes such as Modified Bitumen. Single-ply roofing is the most common flat roofing material on the market today, typically installed as fully adhered/glued or mechanically fastened. The most common types of single-ply roofing are EPDM rubber roofing and TPO (thermoplastic polyolefin) roofing. Spray foam roofing is a two-part insulation sprayed directly onto the roof, then coated with either acrylic or urethane and a thin layer of crushed stones or sand. Roof coatings can also extend the service life of an existing roof by 10-15 years.
Steep Slope Commercial Roofs
These include metal, tile, slate, and cedar materials. Metal roofs offer fire, wind, and impact resistance and come in options like copper, stone-coated steel, stainless steel, aluminum, galvanized steel, and pre-baked finishes. They can also improve energy efficiency by reflecting sunlight and reducing cooling costs.
Tile Commercial Roofs
Roof tiles are primarily designed to keep out rain and are most commonly made from concrete or clay. A variety of tile styles exist, including:
- Flat Tiles – The simplest type, laid in regular overlapping rows.
- Mission or Barrel Tiles – Semi-cylindrical tiles arranged in alternating convex and concave columns, offering natural water shedding and wind resistance.
Tile roofs have been proven to withstand sustained winds of over 100 mph, making them a durable and stylish option.
Built-Up Roofing (BUR)
BUR has been in use for over 170 years and was originally called “composition roofing.” This system starts with a waterproof base sheet applied to the cleaned and prepped roof deck, followed by multiple layers (3-, 4-, or 5-plies) of roof felts bonded with asphalt or coal tar. A protective surfacing layer is applied last. More layers increase the roof’s longevity.
Ethylene Propylene Diene Monomer (EPDM)
EPDM roofing has been in use for about 50 years as a reliable waterproof covering. It does not pollute runoff rainwater, making it an eco-friendly choice for property owners who use rainwater for irrigation or sanitation. EPDM offers durability, ease of installation, and design flexibility.
PVC (Polyvinyl Chloride)
PVC roofing systems, in use for around 40 years, account for about 10% of U.S. commercial roofing. These systems are highly durable, puncture-resistant, and ideal for green roofing projects where vegetation is planted on the roof. PVC is also fire-resistant, waterproof, and energy-efficient.
SBS-Modified (Styrene Butadiene Styrene)
SBS-modified roofing is ideal for extreme temperature variations. By adding SBS to a standard roofing sheet, the material gains improved flexibility and resistance to thermal expansion and contraction. Reinforcements like fiberglass and polyester enhance elasticity and overall durability.
Tapered Insulation Systems
Tapered insulation systems are designed to create proper roof slopes on flat roofs, ensuring effective drainage and preventing standing water. Many building codes now recommend or require a minimum roof slope for new and existing structures to extend the life of roofing systems.
TPO (Thermoplastic Polyolefin)
One of the fastest-growing commercial roofing options, TPO offers excellent UV, ozone, and chemical resistance. TPO membranes are environmentally friendly, flexible, durable, and puncture-resistant. Installation methods include:
- Fully Adhered – Adhesive applied to the roof surface before TPO placement.
- Mechanically Attached – TPO secured with screws.
- Ballasted – TPO laid down and weighted with rocks, gravel, or similar materials.
TPO roofs have gained popularity for new construction and roof replacements due to their cost-effectiveness and energy efficiency.
